Why is a property survey necessary ?

When purchasing property it is vitally important to be aware that a mortgage lenders' valuation report is not a survey and simply advises the lender whether or not the property is deemed to be reasonable security for loan purposes.
Choosing the right survey will identify any serious or potential problems and advise of specific risks before committing to purchasing a property. Homestead Building Surveyors in Cardiff, will provide a full range of property surveys to meet your needs. All reports will be returned to the client within 3 working days after the site visit.
PROPERTY SURVEYS
Structural Building Survey Level 3
This Building Survey is suitable for all property types and ages. The report is highly detailed and will contain colour photographs to illustrate defects and annotation. A Building Survey may be advised if major works are planned to renovate the property. It costs more than the Level 1& 2 reports because it provides detailed information about the structure and fabric of the property. The Building Survey does not include a valuation, however this can be provided on request for an additional fee.


The RICS Homebuyer Report Level 2
This report is suitable if you would like more extensive information. It costs more than the Condition Report, but includes the features of the condition report, plus a more extensive inspection; the surveyor's professional opinion on the market value of the property and an insurance reinstatement figure for the property.


The RICS Condition Report Level 1
If you are buying a property this report focuses purely on the condition of the property and does not include a valuation or advise on repairs or ongoing maintenance. It is generally better suited to modern properties less than twenty years old.
